Cadence at Gateway is a new 464-acre master-planned community in

Mesa’s growing Gateway corridor off Ray and Ellsworth Roads from local

developer, Harvard Investments.

Phase one opens on October 20, 2018 featuring four different builders

including Lennar and its NextGen® homes, Pulte, David Weekley Homes

and Gehan Homes in nine neighborhoods with 47 different floor plans and

approximately 600 homes.

Just off SR 24 at Ellsworth and Ray Roads in Mesa, Cadence is an intimate

community filled with charming neighborhoods, abundant parks, a 12-mile

trail system, a main street parkway that seamlessly connects the walkable

community, and a resort style community center named The Square.

Perfect for individuals and families at all stages of life, from first-time

buyers to large families, to empty nesters, Cadence offers a wide variety of

floor plans, homes and prices including Lennar’s NextGen home within a

home. These are perfect for multigenerational families living under one roof,

an aging parent, college-aged children and others looking to have their own

space, but still share living costs and maintain close relationships.

The Queen Creek Unified School District also just broke ground on their

Cadence Elementary School site that will welcome students fall of 2019.

The Square, Parks and Trails

A 12,000-square-foot community center called The Square will be available

to residents from day one. Cadence at Gateway homeowners can easily

stroll, bike or drive to the nearly eight- acre park site that includes the

community center (Square). The Square will include resort-style swimming

pools, spa and BBQ area, great room, visitor center, fitness, cardio and

weight facilities, state-of-the-art meeting areas, tennis and basketball courts,

event lawns, a courtyard, dog park and more.

Plus, Cadence at Gateway has nearly 12 miles of on and off street

paths and trails for walking and biking within the community. This

includes 1.5 miles that continue the connectivity of Mesa’s

Regional Trail System. In addition, the master-planned community

features numerous parks reflective of the needs of the surrounding

neighborhood. For example, one park includes playground equipment for

families with younger children, another caters to teenagers' outdoor

recreation needs and another offers a quiet area for adults to relax and sip a

glass of wine around a fire pit.

Each home will be less than 300 feet from a park, trail, or The Square, The

Square and its offerings will be available to community members from the

day they move in and will be included with a nominal $125 HOA fee.

What’s Different

Cadence is the only East Valley community providing such numerous and

rich amenities to all its residents while still providing multiple builder and

home options. To put it simply, residents don’t have to be 55 or older to live

in a highly-amenitized, attainable community, or select from a single

builder’s offering.

Rather, residents can choose from multiple best-in-class national and

regional home builders offering high-quality floor plans and attractive

elevations, and still enjoy the best in community amenities—with

community fees that are as low as or lower than many communities across

the valley. Plus the location in the growing mesa gateway corridor makes it

very popular for individuals and families looking to make the East Valley

home, or that are already in the East Valley and want something new.
